Multifamily and Commercial Bridge Loans in California
Capital Bridge Partners funds bridge loans on multifamily, mixed-use and commercial property throughout California, from $100,000 to $12,000,000, with 12 to 24 month terms and closings in 3 to 7 business days. We are a direct portfolio lender based in San Francisco, so the decision is made by the people you talk to, not a committee.
When investors use a multifamily bridge loan
A multifamily bridge loan buys time and certainty: to close on a building before a bank can, to stabilize a property with vacancies or below-market rents before refinancing into agency or bank debt, to finish a renovation or unit turn, to pull equity out of one asset to buy the next, or to pay off a maturing loan. Because we underwrite the real estate and your business plan first, tenant-occupied, partially vacant and mid-renovation buildings are all financeable.
Property types we lend on
Apartment buildings from 2 to 100+ units, mixed-use buildings with retail or office below residential, small office and retail properties, and commercial buildings with a clear exit. We also lend to non-profits, trusts and estates, and borrowers in bankruptcy.

Bridge-to-stabilization, explained
A typical structure: we fund the purchase or refinance at closing, hold back an interest reserve and, if needed, a renovation budget released in draws. You lease up or reposition the property over 12 to 24 months, then refinance into long-term financing or sell. If the plan changes, we can restructure; if the exit comes early, you can pay off without a long prepayment lock.

Frequently asked questions
Do you lend on partially vacant buildings? Yes. Vacancy is one of the most common reasons a bank says no and we say yes, as long as the value, location and business plan support the loan.
Can the bridge loan include renovation funds? Yes. We regularly fund purchase plus renovation in one loan, with the rehab budget released in draws.
How is this different from your standard bridge loan? Same speed and terms; the underwriting focuses on rent roll, occupancy and the stabilization plan rather than a single-asset resale. See our bridge loans page for the general program.
