Bridge Loans in California from a Direct Portfolio Lender

A bridge loan is a short-term real estate loan, typically less than 12 months, that lets you buy, refinance or reposition a property before permanent financing or a sale is in place. Capital Bridge Partners funds bridge loans from $100,000 to $12,000,000 on residential and 2-4 unit multifamily property throughout California, in first or second position. Because we lend from our own portfolio, most bridge loans close in 3 to 7 business days.

When a bridge loan makes sense

Bridge financing is built for situations a bank cannot move on: a purchase that has to close in days, a property that is vacant, impaired or mid-renovation, a borrower with a credit history that does not fit a conventional box, or a seller who needs to pull equity out of one asset to close on the next. Our borrowers use bridge loans to win competitive purchases with a fast close.

Bridge loan vs. construction loan

A bridge loan finances an existing property while you wait for a sale, refinance or stabilization. A construction loan finances the work itself, released in draws as ground-up or heavy-rehab construction is completed. If your project involves meaningful renovation, our construction loan or fix-and-flip loan programs may fit better. If you are not sure, tell us about the deal and we will structure the right one.

How fast can we close

Capital Bridge is a direct portfolio lender with no loan committee. We can issue terms the same day we review a deal and fund as soon as title and escrow are ready. Our fastest bridge closings have taken 3 days; a typical timeline is 3 to 7 business days.

Frequently asked questions

Do I need strong credit for a bridge loan? No. We underwrite the real estate first: its value, location, condition and your exit plan. Borrowers with impaired credit or a recent bankruptcy can qualify when the asset and equity support the loan.

Can you lend in second position? Yes. We prefer first-position loans but will consider seconds on strong collateral.

What do you need to issue terms? The property address, the purchase price or estimated value, the loan amount you need, your plan for the property and your exit. A short inquiry form is enough to start.
