How Private Lending Works at Capital Bridge

Most Capital Bridge loans go from first conversation to funded in 3 to 7 business days. Here is what happens in between, what we look at, and what we need from you.

Our process

Inquiry (day 0). Send us the property address, purchase price or value, the loan amount you need, your plan for the property and your exit. Our inquiry form takes about two minutes, or call 415-820-4770.

Terms (same day). A partner reviews the deal directly. If it fits, we issue terms the same day, with the rate, leverage, term and any conditions.

Underwriting and title (2–5 days). We confirm value, review the scope of work if there is one, and open title and escrow. We do this in parallel, not in sequence.

Funding. We wire funds through escrow. Renovation or construction budgets are set aside for your use, and released in draws as work is completed.

What we look at

The most important factor is the loan-to-value ratio: the loan amount against the value of the real estate pledged as security. Next is location; we favor mainstream property in metropolitan areas with an active resale market. Then we take the time to understand you, your goals and the nature of the transaction. We collect credit, income and liquidity to gauge the safety of the loan, but they are not the deciding criteria.

What we need from you

Our list includes the property address and photos, a purchase contract if you are buying, a renovation budget and scope if there is one, your entity documents, and a clear exit strategy. Personal income documentation is much less of a factor because our loans are for business purposes.

What makes us flexible

We lend our own capital and our investors' capital, not a bank's, so we make our own decisions and we make them quickly. We structure loans around the deal: purchase plus rehab in one loan, first or second position, interest reserves, custom draw schedules and terms from 12 to 24 months.

What we do not lend on

Raw or unentitled land on its own. That is the main thing we pass on; land works as special-use property with a business use (industrial outdoor storage, parking) or with additional collateral, which can sit in a subordinate position, see our land loans page. Cannabis-related properties are considered case by case. Owner-occupied homes (as a bridge loan when the owner is moving), non-profits, trusts and borrowers in bankruptcy, including debtor-in-possession financing, are all situations we lend in.
